SEED · REGENERATIVE WAYFINDING ARCHITECTURE™
When the old maps no longer serve, wayfinding begins.
Find your Trail in a New Era.
L.E.A.D. Wayfinding for Urban Leaders
A year-long online wayfinding circle for 8–10 leaders of the built environment — developers, investors, architects, builders, entrepreneurs, and public decision-makers navigating the shift from sustainable practice to regenerative stewardship.
The personal evolution behind new urban leadership in a new era, wherever in the world you lead.
Next Circle forms in 2026 and starts in 2027. A conversation first - places are hand-picked, never bought on the spot.
The old maps stopped leading anywhere
WHY NOW?
The built environment is being asked to do more than simply do less harm. Regulation, capital, and clients are all moving — faster than the frameworks most leaders were trained in. Doing sustainability better is no longer enough; the task now is to give life back to the systems a city sits within.
No one hands you that map. You build it and learn to read it as you walk. This circle is where you build yours — with peers standing at the same threshold, in the same year, working on real decisions rather than theory.
The rules are being rewritten mid-project
Taxonomy, embodied-carbon limits, and nature-positive mandates are landing faster than internal playbooks can absorb.
Capital is repricing what "value" means
Long-horizon, living-systems value is entering investment logic — and leaders are expected to speak it fluently.
The lonely middle
You can see the old model failing but have no room of peers who get it. Isolation is the real bottleneck, not information.

THE JOURNEY
The L.E.A.D. arc
To read the system you're standing in with new eyes, set a course into a new era, and hold space for what's emerging. That capacity grows through the L.E.A.D. arc. The wayfinding journey each leader travels through the year — from orientation to systemic action.
L
Locate where you stand
Name the threshold you're leading from. Orient in the living system before you move.
E
Evolve your inner capacity
Grow the worldview and presence to lead within complexity, not just manage it.
A
Align Capital with Life
Bring investment logic and long-term value into the same regenerative decision.
D
Design for Systemic Value
Carry one concrete shift back — from project outcome to system contribution.
What you leave with:
-
A re-architected decision -- You cross the threshold with one live decision rebuilt on regenerative logic, and still ready for committee.
-
A reframed role -- From project leader to steward of the whole, carried back into the work in front of you.
-
Clarity on what you want to become -- A defensible sense of the leader and the system you're stepping into, so the next stretch is shaped by you, not by default.
THE CIRCLE · WHAT YOU'RE JOINING

THE REFRAME
From Future Self to Future System
A leader can only act well on behalf of a future self they can vividly imagine. A city can only be stewarded toward a future it can genuinely sense.
BE YOUR FUTURE SELF
The individual future self
Let the future pull the present, and don't let the past push it. Decide today who you are becoming.
BECOME YOUR FUTURE SYSTEM
The living urban system
The future is not engineered alone. It co-evolves with place, people, and time, stewarded so life can keep flourishing.
Regenerative Wayfinding Architecture is future-self work at the city scale.
THE DIRECTION
Find your trail in a new era
No one hands you a new map. You will create it yourself. A trail you can read and walk when the old routes no longer serve or lead anywhere. The built environment is being asked to do more than just do less harm; you're being asked to lead where there's no established way through. You can lead in the New Era. This circle is where you find yours.
WHY TRUST THIS ROOM
Proof, before the first circle has spoken
1
20 years in the built environment
Two decades in the Dutch built environment. Working at the intersection of strategy, innovation, technology, and ESG / Sustainability / SDGs before stepping fully into the regenerative field.
2
Many countries
At PropTech for Good, I collaborated with 42 proptech associations worldwide.
I speak Dutch and English.
3
8–10 Seats, hand-selected
Deliberately small and curated. An intake conversation decides fit both ways — the scarcity is real, not a tactic.

A NOTE ON WHY THIS EXISTS
I am building the room. I couldn't find..
For years I sat in strategy meetings where everyone sensed the old model was failing, yet no one had the language for what came next. The frameworks kept multiplying; the loneliness didn't lift. What was missing wasn't more information; it was a room of peers standing at the same threshold, willing to think out loud with you.
This circle is that room. It's small on purpose, curated on purpose, and it begins with a conversation rather than a checkout button because the first act of wayfinding is deciding, honestly, whether this is your trail. If it isn't, I'll say so.
